A major building contractor is seeking an experienced Senior Quantity Surveyor to take a leading commercial role on high‑profile construction projects across Dublin. Key Responsibilities

  • Commercial leadership from tender to final account: review tender documentation, establish commercial targets, and ensure alignment with project objectives throughout the build.
  • Procurement and subcontractor management: oversee the full procurement cycle, including tendering, pre‑award meetings, contract documentation, negotiation, and ongoing administration of subcontractor accounts.
  • Cost management and reporting: prepare monthly valuations, cost reports, cash‑flow forecasts, variation schedules, and claims in accordance with contractual requirements.
  • Measurement and pricing: accurately quantify work packages from drawings and apply agreed rates to produce reliable pricing and cost assessments.
  • Stakeholder communication: maintain strong communication with clients, project directors, subcontractors, and internal teams; attend monthly commercial meetings; issue contractual correspondence; and support dispute resolution where required.
  • Project financial oversight: monitor budgets, track cost movements, record scope changes, and ensure timely submission of all commercial documentation.
  • Post‑contract close‑out: finalise subcontractor accounts, complete project filing, and ensure all commercial obligations are fully discharged.

Requirements

  • 10+ years’ experience working with a main building contractor on medium‑to‑large‑scale projects
  • Degree or equivalent qualification in Quantity Surveying
  • Strong communication, negotiation, and organisational skills
  • High proficiency in IT systems, measurement tools, and commercial reporting
  • Ability to work independently while contributing effectively to a collaborative project team
