Senior Quantity Surveyor

About the Opportunity

Our client is a leading and well-established construction contractor with operations across Ireland and the UK. Due to continued growth and a strong project pipeline, they are seeking an experienced Senior Quantity Surveyor to join their commercial team in the Limerick region.

This is an excellent opportunity to work on a diverse range of projects across multiple sectors while playing a key role in commercial management, cost control, and project delivery. The successful candidate will be predominantly site-based and will work closely with project and commercial teams throughout the project lifecycle.

Key Responsibilities

  • Lead procurement activities including preparation of tender packages, tender analysis, subcontractor selection, and order placement.
  • Manage subcontractor and supplier accounts from appointment through to final account agreement.
  • Assess monthly applications for payment and manage variations in line with company procedures.
  • Monitor and administer contra charges and notifications.
  • Ensure commercial compliance with contract conditions.
  • Identify, manage, and substantiate project variations to protect contractual entitlements.
  • Prepare and assist with monthly valuations and final accounts.
  • Develop strong working relationships with project delivery teams.
  • Identify and mitigate commercial risks and cost overruns.
  • Liaise with design teams and project stakeholders regarding commercial implications of design and project changes.
  • Mentor and support junior commercial team members.
  • Assist with tender submissions and pre-construction activities when required.
  • Prepare cost reports and attend monthly commercial review meetings.
  • Produce cashflow forecasts and commercial reports.
  • Keep abreast of industry developments, regulations, and best practices.

Requirements

  • Degree qualified in Quantity Surveying (Level 8 or equivalent).
  • Minimum 6 years’ experience in a similar Quantity Surveying role with a main contractor or subcontractor.
  • Strong understanding of commercial management and construction contracts.
  • Excellent IT skills including Microsoft Excel, Word, Outlook, and commercial software such as Buildsoft, Cubit, or Bluebeam.
  • Strong analytical and numerical skills.
  • Excellent communication and stakeholder management abilities.
  • Chartered status with RICS, SCSI, CIOB, or working towards chartership is desirable.
  • Strong measurement and cost management knowledge.
  • Highly organised with excellent time management skills.
  • Ability to manage multiple priorities and work to tight deadlines.
  • Thorough understanding of construction methodologies and site operations.
  • Full clean driving licence.
